Minimize the stress and the time to get your home ready for sale

If you're thinking of listing your property, many people wonder the same things. What exactly do you have to do? How much work will there be? How long will it take?

That depends on the state of your property, and how much time you have to dedicate to the tasks at hand.


Consider these ideas to simplify the process:

  • Make a list and schedule a repair day. Go through your home and make a list of everything that needs to be fixed. Then schedule appropriate repair people to all come on one day. You maximize your time and your efforts!
  • Hire help. You don’t have to do everything on your own. You can get help for painting, de-cluttering, junk removal, cleaning – you name it! Take a bit of the pressure off of yourself.
  • Get staging advice. Sometimes it can be hard to separate your personal feelings from what needs to be done to maximize the visual space of your home, both for in-person visits as well as for professional photography. There are many professional stagers that can lend their expertise to this process, as well as seasoned realtors who can provide solid suggestions for what to do, and what not to do!
  • Consult before you make decisions on big improvements. If you are preparing to sell, some improvements may not provide enough of a return on investment to be worth it, while others can make all of the difference.
  • Get rid of items online. There are so many places now that you can sell items, or donate. From Facebook neighbourhood pages (look up “Buy Nothing” and your neighbourhood name) to marketplace pages, to Kijiji. There are also auction houses, and many organizations that would love to receive donated items. So many options!
